VYLAIRE ("VYLAIRE," "we," "us," or "our") respects your privacy. This Privacy Policy describes how we collect, use, disclose, and protect information you provide when you visit our website at vylaire.com (the "Site") or submit information through our property submission portal.

1. Information We Collect

1.1 Information you submit voluntarily

When you submit a property through our ingestion form, we may collect:

• Your full name and contact details (email address, telephone number)
• Property information (asset class, asking price, gross revenue, asset scale, geographic location)
• Financial documents you upload, including Rent Rolls, Trailing-12 P&L statements, Offering Memoranda, and any data-room links
• Any free-text descriptions or notes you include with your submission

1.2 Information collected automatically

When you visit the Site, we and our hosting provider (Netlify) may automatically collect technical information including IP address, browser type, device type, pages viewed, referring URLs, and timestamps. This information is used for security, analytics, and Site reliability.

2. How We Use Your Information

We use the information you provide solely for the purpose of:

• Reviewing and evaluating the property you have submitted
• Responding to your submission and communicating with you about it
• Sharing relevant submission materials with our engaged legal counsel, escrow agents, and transaction professionals on a need-to-know basis
• Maintaining records of submissions for our internal pipeline and audit purposes
• Complying with our legal, tax, and regulatory obligations

We do not sell your personal information. We do not use submission information for advertising. We do not share your information with third parties for marketing.

3. Confidentiality of Financial Documents

Financial documents you upload (Rent Rolls, T-12s, P&L statements, Offering Memoranda) are treated as confidential. Access is limited to Vylaire's acquisitions team and engaged third-party professionals (counsel, escrow, title, due-diligence vendors) who are required to maintain confidentiality. We do not disclose submitted financials to competing buyers without your written consent.

4. Cookies and Tracking

The Site uses minimal cookies and similar technologies required for basic functionality. We do not currently use third-party advertising trackers. Your browser may be configured to refuse cookies; doing so should not impair the property submission process.

5. Data Retention

Submission records and uploaded documents are retained for as long as reasonably necessary to evaluate the opportunity and, where a transaction proceeds, for the duration required by applicable record-keeping, tax, and legal obligations (typically up to seven (7) years). You may request earlier deletion as described in Section 7.

6. Security

Submissions are transmitted over HTTPS and stored on the Netlify Forms platform. We implement reasonable administrative, technical, and physical safeguards to protect submitted information. No method of transmission over the Internet is completely secure, however, and we cannot guarantee absolute security.

7. Your Privacy Rights

Depending on your state or country of residence, you may have rights to:

• Request a copy of the personal information we hold about you
• Request correction of inaccurate information
• Request deletion of your information, subject to our legal record-keeping obligations
• Opt out of any future marketing communications (we do not currently send marketing emails)

7.1 California residents (CCPA / CPRA)

If you are a California resident, you have specific rights under the California Consumer Privacy Act, as amended by the California Privacy Rights Act. We do not "sell" or "share" personal information for cross-context behavioral advertising as those terms are defined under California law.

7.2 EU / UK residents (GDPR / UK GDPR)

If you are located in the European Economic Area or the United Kingdom, the lawful basis for our processing of your submission information is your consent (you submit the information voluntarily) and our legitimate interest in evaluating the property opportunity you submit.

8. Children's Privacy

The Site is intended for business users and is not directed to individuals under 18. We do not knowingly collect personal information from children.

9. Third-Party Links

The Site may link to third-party services (such as data-room links you provide). Those services have their own privacy practices and we are not responsible for them.

10. Changes to This Policy

We may update this Privacy Policy from time to time. Material changes will be posted on this page with an updated "Last Updated" date. Your continued use of the Site following any update constitutes acceptance of the revised policy.
